FAQs

Answers to the critical questions on risk, timelines, cost and compliance we're most often asked by main contractors, landlords and managing agents.

  • No. The appropriate scope depends on the construction, identified defects and specialist assessment. Works may range from local repairs to replacement of substantial areas.

  • The designers establish the required performance for the project. Product classifications, compatibility and installation details must be considered together; a rating for one component does not establish the performance of the complete façade.

  • We plan works around residents and building users where continued occupation is appropriate. Access, temporary precautions and communication are coordinated with the client and building management team.

  • Early involvement is useful before the design and procurement strategy are fixed. We can also review a developing scheme where the team needs construction input on access, sequencing or package coordination.

  • Yes. We can help define the investigation and information needed to develop the scope. Early cost and programme advice will depend on the assumptions and information available at that stage.

  • We help identify information and programme dependencies associated with approvals. Application preparation or administration is agreed separately, and decisions remain with the relevant authority.

  • No. Design responsibility depends on the contract and appointments. We clarify which elements ALU designs, which remain with the client’s designers and who coordinates the overall design.

  • Yes. We can work with the client’s appointed consultants and specialists, with the delivery scope and information responsibilities agreed before construction.

  • We record the proposed change and coordinate review of its design, cost, programme and approval implications before the affected work proceeds. Applicable statutory change-control requirements also need to be followed.

  • Our core service supports the client and appointed application lead. Any role submitting or administering an application must be included in our appointment and supported by the client’s written authority.

  • No. Completion certification and occupation arrangements depend on the project. Remediation to an occupied building should not be described as automatically requiring new registration or a universal reoccupation approval.

  • The information must meet the applicable requirements for digital records and access. We agree the project’s information system and handover format; a particular platform or file format is not, by itself, proof of compliance.

  • No. Opening up provides access and evidence for the appointed specialists. A fire risk appraisal, engineering assessment or other professional conclusion requires a separate scope and appropriately competent author.

  • Findings relate to the areas examined. Concealed construction may vary elsewhere, so the specialists determine whether the investigation is sufficient or further openings are needed.

  • They can where suitable arrangements are in place. We coordinate appointments, access, protection and communication with the management team and affected residents or users.

  • This depends on the building, construction activities and safety arrangements. The relevant project and building safety teams must assess whether continued occupation is appropriate; ALU does not make a blanket promise.

  • The communication arrangement is agreed with the client. ALU provides information about its construction activities and coordinates with the management team so messages and contact routes are clear.

  • We explain the impact through the agreed communication routes and coordinate revised arrangements. Where an appointment cannot proceed, we work with the relevant parties to agree the next steps.
