Pre Construction &
Design Coordination
ALU brings practical construction knowledge into the decisions that shape your project before work begins. We help quantity surveyors and project teams turn developing information into clearer scopes, realistic procurement plans and programmes that reflect how remediation will actually be delivered.
Turn project information into a delivery plan.
Existing buildings can conceal differences between drawings and construction. We help you distinguish established facts from assumptions, identify the investigations that matter and coordinate the next decisions. This gives you a stronger basis for advising your client, setting allowances and presenting a delivery proposal that is both competitive and properly informed.
Our Services Include

Buildability Reviews
We review access, installation sequence, tolerances, inspection and future maintenance with the design team.
A detail that works on a drawing may require additional opening up, temporary support or specialist access on site. Bringing those requirements into the scope early helps your team understand the full cost of delivery.

Design Coordination
We track information from designers, manufacturers and specialist contractors, with attention to package boundaries and unresolved interfaces.
A clear allocation of design responsibilities helps establish who provides calculations, specifications, junction details and acceptance criteria, reducing ambiguity in tender enquiries and subcontract scopes.

Programme Development
We develop programmes around investigations, design decisions, approvals, procurement and construction.
On applicable higher-risk building projects in England, BSR building control approval is a dependency before the relevant works begin. We help distinguish target dates from confirmed approvals and identify which decisions affect long-lead orders, mobilisation and access costs.

Access & Procurement Planning
We consider access options, site logistics, working areas and restrictions associated with occupied buildings. Procurement planning identifies long-lead items, specialist packages and the information needed before orders can be placed.

Review of Proposed Materials & Systems
We coordinate proposed alternatives with the designers, considering documented performance, compatibility, installation requirements and maintenance. A lower purchase price may introduce redesign, testing, approval or access costs.
We help your team compare the delivery implications so an option can be assessed against the whole package, rather than its supply cost alone.
Defined design responsibilities.
Our appointment defines ALU’s design responsibilities, including any Design and Build obligations or Contractor’s Designed Portions. In England, Building Regulations dutyholder requirements sit alongside the Construction (Design and Management) Regulations 2015 (CDM 2015) duties: compliance of the design and construction health and safety need coordinated but distinct consideration. Design coordination alone does not appoint ALU as principal designer.
We prepare a scope that can be priced with confidence.
We help expose the items that can otherwise sit between trade packages: temporary protection, opening up, making good, interface details, inspection access and handover evidence. Recording inclusions, exclusions and information gaps helps you compare tenders on a consistent basis and explain where provisional allowances remain justified.
We plan changes before they become commitments.
For projects within the BSR regime, a substitution can trigger statutory change control as well as a contractual variation. Changes to external walls, supports or fire-safety measures may require approval. We coordinate technical review before procurement so your team can assess cost and programme effects with the regulatory route in view.
